Honeygrow, Pieology to open in Rockville

Pieology, which just opened at Bethesda Row, is already planning another nearby location at Montrose Crossing on Rockville Pike. The pizzeria will be neighbors with the already-announced Five Guys and Allure in a new retail building at the shopping center, now under construction where Timpano Italian Chophouse once stood in the parking lot.

Just since my report on Five Guys yesterday morning, Pieology and two other tenants were made official by property owner Federal Realty: Cava Grill, and Honeygrow.

Cava Grill is the increasingly-ubiquitous, locally-owned Mediterranean alternative to Chipotle. Honeygrow is a Philadelphia-based fast casual chain serving stir-fry, salads, "honeybars," and cold-pressed juice.

In total, the new retail structure sounds like it will join parking lot neighbor Chick-fil-A as a lunch hub for nearby residents and office workers.

  1. Montrose Crossing isn't in the City of Rockville... so why is this an item on "Rockville Nights?" Also, who cares about "Honeygrow" or "Pieology" Pieology (a boutique pizza joint) will probably go out of business quickly, just like "Pie 360." The biggest issue for theses businesses is the ridiculously high rent, where management companies, like Federal Realty, charge extremely high rents, and then on top of that, take a percentage of the merchant's monthly receipts. That model is not working well with Federal Realty's Rockville Town Center location, where turnover (failing businesses) is through the roof, consumer prices are abnormally high and vacancies are plentiful.

    Bob, some time ago, I thought you said that you might do a piece on the Rockville Town Center turnover/vacancy problem. Whatever happened to that? A story on that issue would make a very interesting read and be far more helpful then this type of puff piece.

    1. I've always wondered about that too. The business failure rate in Rockville Towncenter seems to be very high. How does RTC's turnover and vacancy rate compare to the region's rate (Pike and Rose, Crown, Congressional, etc.) If RTC's turnover and vacancy rate is an outlier, why? It is in the best interests of Rockville citizens and taxpayers that we figure this out considering that Rockville taxpayers put over $100M of public money in this "public/private" venture. It is also important to understand what is going on because, some Rockville politicians are proposing more "towncenter" style developments (with taxpayer money).

  2. Too bad Rockville Town Square missed out on Class 520, Kung Fu Tea and Quickway. All of those places are packed and just north of the Town Square.
    It's easy to see what types of businesses work.

  3. Honeygrow is one of the most ridiculously popular fast/healthy restaurants in the Philadelphia region. It's like Sweetgreen or Chopt but wayyy better. There is no way it will go out of business quickly.
