Wegmans opening Rockville store

B.F. Saul has scored as big an anchor tenant as you can get for their Twinbrook Quarter development. Wegmans has signed on, and their store will be at the corner of Rockville Pike and Halpine Road, according to a statement from Saul Centers.

This will be a major vehicle and foot traffic generator for the future development, but also is a big blow to Lerner's plans for the White Flint Mall property down the Pike. Wegmans was about the only thing that could have given them an advantage in the future megaretail battles along the Pike. Even if they get Amazon, that doesn't guarantee retail traffic and success.

    This statement is a joke right?

    Not really. Negotiations for a store on the Lerner/Tower site ended years ago.

    1. 3:22: If you know about retail, you would know it's not a joke. What anchor would equal wegmans? There is already a Target and Whole Paycheck, and Walmart is banned by the County Council. That's about it.

    2. 3:22 PM Knows a lot more than you do, as evidenced by his/her knowledge of the terminated Lerner plans. This occurred as soon as "Whole Paycheck" (sic) signed an agreement across the street. At that point "wegmans" (sic) was no longer interested in competing in this location. In the grocery world it's still basically a circle of influence drawn by retails. Walmart is now downsizing locations, and Target is happily ensconced at their Montrose Crossing location.

      Did you even read my comment? You claimed that 50,000 new workers would not guarantee retail traffic. That is what I was referring to as a joke.

      Not only would Lerner be guaranteed a ton of retail traffic throughout the day, but so would nearly every retailer within a 3+ mile radius.

    1. 4:32: You must be new to the County. The Council passed a ban on Walmart, forcing Walmart to withdraw planned stores on Rockville Pike and in Aspen Hill.

  3. In both Aspen Hill and Twinbrook, local residents didn't want Walmart in their neighborhood. You don't think the County should honor the wishes of the locals, and just jam superstores down their throats?

    Other than that, there is no "ban" on Walmart. Their in Germantown is doing just fine. In fact, I bought some placemats there just a few weeks ago.

    3. Correct - there is no Walmart ban. Residents in the planned locations we're simply able to prevent land rezoning, so Walmart had to pull out. It's the same thing that Robert's friends are trying to do in Westbard, so you'd think he would get this concept.

    4. A ban doesn't have to be written down to exist. A lengthy rezoning process did the project in. Even with the support of local business associations, the nimbys were able to drag things out until Walmart decided it wasn't worth the trouble. Aspen Hill needed Walmart more than Walmart needed Aspen Hill, so they pulled out.

    5. 5:01: If there's no ban, why did Walmart cancel two stores it was eager to open in Rockville and Aspen Hill? Developers never back out just because of citizen opposition alone.

      George Leventhal dares to come before the voters for County Executive after ensuring they could not save $12 on their weekly grocery bill by banning Walmart.

      In the Aspen Hill case, the Council used Walmart as a poison pill to achieve (successfully) zoning that would allow dense residential housing on the Vitro site. But, after manipulating residents, and kowtowing to their developer sugar daddies, everyone came out a loser in the end - Walmart had to cancel their store, and the Council's envisioned urban town center has ended up being a Ford dealership.

      At least Walmart wouldn't have all the runoff and environmental impact of an auto maintenance facility.

      Fiascoes like that is why we need smart people on the County Council.

    6. What "urban town center" was proposed forthe Vitro site? I must have missed this?

      And would it be OK to build a Walmart where the Westwood shopping center is now? Or where the auto repair shops are now?

  4. Who cares about grocery stores and walmarts. Can we all just agree that Pizza CS needs some kinda of special protection. Under no circumstances can they be removed without a guarantee of reopening.
