Vacant CVS space in Rockville Town Center offered for sublease
A large corner space that has sat vacant for almost four years at The Square at Rockville is now being marketed as available for sublease. CVS Pharmacy was the longtime tenant of this spot at 360 Hungerford Drive (MD 355), until the drugstore fell victim to the ubiquitous chain's uncharacteristic downsizing effort in 2022. The remainder of the CVS lease extends through September 30, 2032. Now the 13,800-square-foot storefront, which includes a drive-thru, can be sublet to you at an unspecified rent. That hush-hush rate is negotiable, according to the online listing.

DeleteHistory repeats itself. Same pattern of unwanted vacant storefronts as the former Rockville Mall that was located across the street (Middle Lane).

DeleteShows you how wasteful these companies are. Probably paying 50k a month to have a closed store. Good luck getting it subleased for anywhere close to that .
ReplyDelete"These companies" are smarter than you they know how to leaase properties with an exit clause that cost them nothing. The also may have been at the end of their lease and just decided not to renew it, Einsteiin.
DeleteIt’s a sublease which means the previous tenant is under lease and paying rent until 2032 based on the listing. Read the article Einstein
DeleteRockville town center the most frustrating town center. Who ever designed the lay out should be charged with criminal fraud. The main road going around it is rockville Pike and the metro tracks. Nothing is inviting you in from those two vantage points. The only way to fix it would be a total redesign of the area.
ReplyDelete12:14: Yes, it presents itself as a hulking concrete wall and a parking garage. There's nothing to draw in the passerby. If you're not from the area, you'd have no clue there were even shops and restaurants there, and keep driving.
DeleteThe only angle that is a good view for RTC is Either southbound 355 above the fire station or southbound N Washington street. Pike and rose has better looks through the Green spaces and how you can see from old georgetown and the roads around it. DTC has some similar issues to Rtc but it at least has the teeter to break up the buildings
DeleteThe last time I walked through Rockville Town Center I didn't feel safe at all.Par for the course in Montgomery County,but this being the Montgomery County Government area, it's a little surprising. Courts being here also.
ReplyDeleteI see CVS has apparently abandoned a smaller drugstore it opened a year or two ago on Crabb's Branch Way at I think is the corner of Gramercy Street in Rockville or is it Derwood, in a new apartment building amid a host of townhouses. Apparently a Starbucks across the street in another new apartment building, the Dailey, has also been closed.
ReplyDeleteCVS is a very expensive store, it seems they raised their prices very high on everything, I was a regular CVS customer going back to the People's drug store days,but stopped shopping at CVS entirely about 8 years ago. I wonder if the prices have anything to do with the closings?
