Construction underway at Cooper's Hawk Winery & Restaurant in Rockville

Cooper's Hawk Winery & Restaurant is now under construction at the Research Row shopping center in Rockville. Part of the parking lot in front of the future restaurant's space has been closed off for construction vehicles.
While a substantial amount of work has been done inside, it is still in the earliest phase of construction. This will be a nice sit-down dining addition to Research Row, and the second Cooper's Hawk location in Maryland. Cooper's Hawk is expected to open this summer.

Olio Nails & Spa opens in Rockville

Olio Nails & Spa is now open at the Research Row shopping center in Rockville at 1403 Research Boulevard, Unit 102. They are easiest to find if you enter the shopping center from the W. Montgomery Avenue entrance, as they are on the back side of the building that Robeks Juice will be in, a side you can't see from the center's most-popular businesses Chick-fil-A and Onelife Fitness.

Sign installed at Robeks Juice in Rockville

The permanent sign has been installed at Robeks Juice at 1403 Research Boulevard, Unit A-7 at the Research Row shopping center. Construction inside looks like they are getting close to opening day. There's a lighted sign inside already lit up that reads, "Robeks Rockville."

Robeks Juice, Olio Nails & Spa coming to Research Row in Rockville

The parking lots grow more full by the day at Rockville's newest shopping center, as Research Row continues to lease up after opening last year. Two new tenants are coming on-board. Robeks Juice is a smoothie shop that also features fresh juices and fruit bowls.

On the opposite side of the same building where Robeks is under construction will be Olio Nails & Spa. Robeks is still in the early stages of construction, while the interior fit-out of Olio Nails & Spa is much further along. Traffic at the property is currently dominated by tenants Chick-fil-A and Onelife Fitness.

Research Row seeks parking reduction

Rockville's newest shopping center isn't even complete yet, and the owner is already seeking to eliminate 96 of the parking spaces required under city code. Research Row argues that they are currently overparked, given that the research building on-site operates with fewer employees than a general office building would. In a filing with the city, the developer notes that Montgomery County offers a lower parking requirement for such research laboratory office buildings than for general office uses.

The developer also wants to convert some of their approved office space to restaurant use, including a full-service restaurant and a carryout restaurant. There is already a Chik-fil-A operating on the property.

City zoning chief Jim Wasilak is recommending the Planning Commission grant the parking reduction, noting that while there's no guarantee the office building will not someday convert to general office use, that its laboratory floorplans make it highly unlikely. Commissioners will take up the parking reduction request at their meeting tomorrow night, January 9, 2019 at 7:00 PM at City Hall.

Chick-fil-A sets opening date at Research Row in Rockville

This is the news many of us have been waiting for: the opening date for the new Chick-fil-A restaurant at the equally-new Research Row shopping center at 1401 Research Boulevard in Rockville. The restaurant will open on September 27.

Finally a Chick-fil-A with a drive-thru! But if you are dining inside, the restaurant will seat 96, and features a two-story interactive play area for families who miss the old McDonald's playgrounds.

“I am excited to bring another Chick-fil-A to the Rockville community that I have been a part of for the last 25 years and to have the opportunity to continue serving the community both inside and outside my restaurant,” franchise operator Brad Wood said Wednesday. “I am committed to developing my team members, as together we provide a remarkable experience to our guests who become part of our family."

Of course, the restaurant will be hosting the now-traditional campout the night before the opening. Registration to line up will begin at 6:00 AM on September 26 at the restaurant. Up to 100 adults who live in qualifying nearby zip codes will win gift cards for a year of free Chick-fil-A meals. A book drive will also be held, benefiting a local Boys & Girls Club.

Rockville construction update: Research Row shopping center (Photos)

There has been significant progress in the construction of Rockville's newest shopping center, Research Row. The retail center, which is next to the Best Western hotel on Route 28, will include a Chick-fil-A restaurant and Onelife Fitness. It is very rare - particularly in the downcounty area - to find a retail-only development in Montgomery County these days, but it is yet another example of how smarter Rockville land-use planning decisions helped make the city the "Best Place to Live in Maryland" (according to Money magazine) this year.

Rockville construction update: Research Row shopping center (Photos)

Research Row is one of the more-difficult development projects to photograph in Rockville, but it's actually got some height to it now. The completed shopping center will include One Life Fitness and Chick-fil-A. Hopefully the fast food drive-through allowed for in the project's approval is for the Chick-fil-A, unlike the walk-in only one in South Rockville. Research Row is located between a biotech building and Best Western on West Montgomery Avenue, and is visible from Interstate 270.
