New retail center proposed for Rockville Town Center (Photos)

A new commercial building with retail and restaurant space is proposed for a surface parking lot at the corner of Maryland Avenue and E. Middle Lane in Rockville Town Center. Bethesda real estate firm Streetsense is marketing the future spaces, which will include patio seating for restaurants.

The two-story structure would house a 13620 SF gym on top, with five retail/restaurant spaces down below on street level. Streetsense is currently marketing the project as 41 Maryland Avenue. An exterior rendering is somewhat reminiscent of Bethesda Row, a Federal Realty development that Streetsense indeed lists among the designs it says will inspire the architecture of this project.

41 Maryland Avenue is scheduled to deliver in the fall of 2017, Streetsense says.

    1. In Rockville? ...yeah, right.

    2. There's a ton of parking in Rockville. This location is directly across the street from a parking garage, and within 2 blocks of several others.

    3. You can't build a new structure w/o adequate parking provided on-site. Any off-site parking is for the sole use of the structure associated with it. You concept is akin to me having a house with no driveway or garage, and simply parking in your two-car driveway. Think that will work??

    4. Or they could have an agreement for off-site parking:
      ("The parking requirements set forth in Section 25.16.03 may be met with the execution of a
      formal agreement in a form satisfactory to the Chief of Planning and the City Attorney to use
      off-site parking spaces for some or all of the required parking."
      Or the requirement might be waived due to the lot size:
      " have the
      authority to reduce the required number of parking spaces for uses in the building or
      buildings to be constructed provided that: Where the size of the lot is so small that meeting the parking requirement would prevent
      redevelopment; "
      But also we don't have a car, so you're welcome to park in our driveway!

    5. There's no need to have parking directly in front of these retail stalls. There's 3 parking garages directly across the street as part of Town Center, plus there's the county offices, Choice hotel's offices, the new hotel and a lot of new retail coming on line. I'm most certain the purpose of this space is to attract pedestrians...
